What types of properties are you looking for?
We are looking for properties in good condition that are attractive, well located, and ready to occupy. We want quality properties that will attract quality tenants.
What types of properties do you manage?
We manage residential, nightly rentals, multi-family and commercial properties.
What locations do you cover?
We cover all areas in UTAH
What are the terms of the management agreement?
Each agreement is specific to the property and the resources it will require but is a minimum of one year.
What are your Property Management Fees?

Our standard monthly management fee for a single-family home is 10-12% of the monthly rent.Multiple home and unit discounts are available.Nightly Rentals have a standard fee, contact the property management for additional information.

When will I receive my funds each month?
You will receive your funds shortly after your tenant pays the rent. You will also receive a monthly statement detailing your account activity on the date of the deposit.
Do you get my approval before ordering maintenance work?
We troubleshoot most issues with the tenant but some work requires a professional. Your agreement outlines the parameters for maintenance approvals. When the cost of a repair is expected to exceed the stated limit, you will be contacted for your pre-approval, unless the work is deemed an emergency repair.
What steps do you take to lease my property?

We know what works and what doesn’t. We’ve developed a comprehensive marketing program that has worked well in leasing homes. One of our tactics includes extensive online advertising. We advertise with featured marketing services on realtor.com, zillow.com, Trulia.com, Hotpads.com, homes.com as well as over 100 more!

How quickly can you lease my property?
We can never say with certainty how long it will take to lease a property. Many factors come into play including location, time of year, price, quality of the applicants, and just being in the right place at the right time. Although vacancies can be unsettling, we follow our process until we find the right tenant.
How much will my property rent for?

Often owners will set rents based on how much they need to cover their mortgage, on how much they want, or on what they heard another home is getting. These methods almost always create problems. Arriving at the appropriate rent level can be a complex process that must take many factors into account. How is the landlord protected?

The owner is protected from damage to the property (on a small scale) by the security deposit charged upon move-in. Requires tenant liability insurance from the resident to cover large-scale issues

"The Latitude Adjustment" Great Family Stay!

We had a fantastic time at this home! It was the perfect fit for our whole family. Our grandkids had a blast swimming and playing in the pool, while the adults enjoyed some relaxation time in the secluded hot tub.

The comfortable layout made it easy for everyone to settle in, and the bunk room over the garage was a fun surprise for the kids.

"LUXE at Copper Rock" what an amazing week at an absolutely beautiful house! everything was perfect for my daughter's 16th birthday and, the golf and the scenery is to die for! by far the best house we have ever stayed in!

We had the most amazing stay at The Luxe at Copper Rock! The home is absolutely stunning—modern, spacious, and beautifully designed with every detail thought of. The open layout made it perfect for gathering as a group, and the seamless indoor/outdoor living was such a treat.

"The Latitude Adjustment" This place was truly perfect for our family vacation! It was beautiful too to bottom and so comfortable! My family is hoping to book this home again! The place you dream about staying in as a kid full of fun rooms and activities! So so worth it! Close to Zion, easy to find, beautiful area! The house was stocked perfectly with pots and pans for cooking and 5 minutes away from grocery stores and restaurants! Comfortable and safe for babies and doggies too!
